NEEM is a contemporary sanctuary of 10 rooms in southern Sri Lanka, born from the vision of a Swiss couple.

Our ambition: to create an intimate hotel experience where luxury is defined by the essential!

In Madiha, facing the Indian Ocean, NEEM stands out through its unique architectural approach. The 25-meter pool stretches towards the horizon, while the common areas - restaurant and wellness shala - offer breathtaking views of the sea.

Each room is conceived as a cocoon of serenity, where noble materials and refined design harmonize with the tropical environment. NEEM will open its doors in December 2025, offering a new definition of seaside luxury, where nature, architecture, and local culture meet in perfect balance.

The Founders of Neem Boutique Hotel: Sara and Luca

A Shared Vision

Sharing our lives for three years, we have explored numerous destinations together, refining our common vision of ideal hospitality. Neem Boutique Hotel is the natural culmination of this shared quest for excellence and authenticity. Our ambition is to create a unique place where others can experience moments as memorable as those we have enjoyed during our travels.

This project represents the perfect fusion of our complementary skills: my architectural eye and aesthetic sense, combined with Luca’s management rigor and customer orientation. Together, we are committed to making Neem Boutique Hotel an exceptional destination, where every detail reflects our shared passion for excellence.

Sara

I am Swiss of Lebanese origin. I inherited a keen sense of hospitality from my restaurateur mother, forged during my adolescence in our family’s Lebanese restaurant. My connection with Sri Lanka deepened during a nearly three-year stay, during which I designed several emblematic projects, including the prestigious Nirbana Retreat.

It was in the peaceful village of Madhia that I found inspiration for Neem Boutique Hotel. Captivated by the region’s natural beauty, the kindness of its inhabitants, and the exceptional quality of life, I have long nurtured the dream of creating a haven that combines Sri Lankan authenticity with Western standards of comfort and elegance.

Luca

I am a specialist in finance and business management. I have Swiss and Italian roots. I bring solid expertise acquired in the banking and fiduciary sector. My analytical approach and deep understanding of financial mechanisms perfectly complement Sara’s creative vision. An entrepreneur at heart, I have successfully launched several initiatives in the food sector, notably in the marketing of fondues.

Like Sara, I was immersed from a young age in the world of hospitality at my father’s Italian restaurant in Geneva. This experience taught me the crucial importance of customer service and the art of anticipating needs before they are even expressed.

Important Notes:

• Our «Adult Only» boutique hotel exclusively welcomes guests aged 16 and above, ensuring a refined and peaceful atmosphere

• The exact opening date will be announced by the end of July 2025, with the opening scheduled between November and December 2025

• The visuals presented are 3D renderings based on our architectural plans. Our commitment is to create an authentic «raw luxury» atmosphere, where each piece of furniture will be crafted by local artisans. The furnishings and finishes will be meticulously executed to bring these renderings to life, embodying our vision of raw luxury where the nobility of materials meets artisanal excellence
