I am planning to buy a small house in the centre of the village of Ulassai/Nuoro in Sardinia. In a second step, I would like to convert it into a ’Piccolo Ostello’, a small hostel, and rent it out. My target group are climbers, bikers and outdoor fans in general. In recent years, Ulassai has developed into a place with immense potential for climbers, bikers and nature lovers, and there is an ever-increasing demand for affordable accommodation. I have been visiting this magical place several times a year for 10 years now and have been able to build up a network within the local community. At the end of 2023, I was offered the opportunity to buy a small house in the heart of the old town for €30,000. After an extensive appraisal of the building, I developed a renovation plan. The plan includes new stairs, a new bathroom and additional toilet and a bright, inviting interior. After the purchase, I would like to register my secondary residence in Ulassai. This will enable me to apply for financial aid for photovoltaics + heat pump from the Italian state. Overall, I am planning the renovation and extension within three years of buying the house. As a carpenter with around 40 years of professional experience and many years as a self-employed interior fitter, I can and will carry out much of the necessary finishing work myself. Furthermore, my local network will be useful in providing me with professional support for electrician, plumbing, carpentry and bricklaying work. And: As a passionate climber for a good 20 years, I have been able to get to know many people who share my dedication to this wonderful sport. This network will help me to generate guests for the Ostello and to establish co-operation with existing local networks. - I plan to move completely to Ulassai in about 8 years, after my retirement. The Picolo Ostello will then be one of my local projects. I would like to supplement this with offers as a climbing instructor and personal coach. I’m also looking forward to being able to make a small contribution to preserving the beautiful historic centre of Ulassai. This place has become so dear to my heart, even on my first visit I was captivated by the mentality of the people, the wonderful ambience and the incredible rock structures that make every climber’s heart beat faster. My project is special because ...

The purchase of this little house has become a project close to my heart. Here are the short-fact advantages:

  1. the remodelling of the house promotes the preservation of the value of the old town of Ulassai.
  2. its use as a hostel supports the regional economy.
  3. there is a steadily increasing demand for overnight accommodation in Ulassai. The project takes this into account.
  4. the conversion is to be carried out according to ecological guidelines (photovoltaics and heat pump included)
  5. in the long term I plan to move to Ulassai. With the Picolo Ostello I can secure part of my livelihood.
